What to Know About This Form

  1. What does the Roofing Warranty Certificate cover?

The Roofing Warranty Certificate provides two main benefits: lifetime craftsmanship coverage and a transferable warranty. Under the lifetime craftsmanship coverage, MCS Roofing guarantees that the roof will remain free from leaks caused by substandard installation for a period of 50 years from the warranty issue date. The warranty is also transferable, meaning that if the homeowner sells the property, the new owner can request the warranty in writing, provided it is signed by the original homeowner.

  2. What are the conditions for the warranty to be valid?

For the warranty to take effect, the roof installation must be fully completed, and all materials and labor must be paid in full. Additionally, the homeowner must promptly report any issues with the roof to MCS Roofing. If problems arise due to workmanship, MCS Roofing will address them at no cost. However, if repairs are needed due to other factors, the homeowner will incur reasonable charges. Failure to report problems or pay for repairs will nullify the warranty.

  3. Are there any exclusions to the warranty coverage?

Yes, several exclusions apply. The warranty does not cover damages resulting from natural disasters such as fires, floods, or earthquakes. It also excludes issues arising from structural movement or tampering with the roof. Furthermore, any alterations made to the roof, such as installing equipment or penetrating the roof surface, will void the warranty. MCS Roofing is not liable for any damages beyond the scope of this warranty.

  4. How often must the roof be cleaned to maintain the warranty?

The new roof installation must be cleaned every two years to keep the warranty valid. If MCS Roofing determines that the roof is clean enough, the cleaning interval may be extended. However, the cleaning must be performed by MCS Roofing. Cleaning fees will apply at a fair market rate and must be paid in full on the day of service. Failure to comply with this cleaning requirement will render the warranty void.

Misconceptions

Understanding roofing warranties can be challenging, especially when it comes to the specifics outlined in the Roofing Warranty Certificate. Here are nine common misconceptions that homeowners might have about this important document:

  1. This warranty covers all types of damage. Many believe that a roofing warranty protects against any damage. In reality, it only covers leaks caused by substandard installation, not damage from natural disasters or structural issues.
  2. Warranties are automatically valid upon purchase. Some homeowners think that the warranty kicks in as soon as they buy the roof. However, it only takes effect once the installation is complete and all payments are made in full.
  3. The warranty lasts for a lifetime. While it may sound like a lifetime warranty, it actually covers workmanship for a period of 50 years. This distinction is crucial for homeowners to understand.
  4. Transferability is guaranteed. Homeowners often assume that they can transfer the warranty to a new owner without any conditions. In fact, the transfer must be requested in writing and signed by the original homeowner.
  5. Repairs are always free. Many people think that any repair under warranty is free of charge. This is misleading; if the issue is not due to workmanship, the homeowner may incur costs for repairs.
  6. There are no maintenance requirements. Some homeowners overlook the need for regular maintenance. The warranty requires roof cleaning every two years, or it will become void.
  7. All roofers can perform warranty work. It's a common belief that any roofing contractor can handle warranty-related repairs. However, only MCS Roofing is authorized to perform these services to maintain warranty coverage.
  8. All damages are covered if reported promptly. While timely reporting is essential, not all damages are covered. Issues caused by improper construction or alterations to the roof are excluded from warranty coverage.
  9. The warranty is a guarantee against all future issues. Homeowners may mistakenly think that having a warranty means they will never face roofing problems again. Warranties cover specific workmanship issues but do not protect against all potential future problems.

By dispelling these misconceptions, homeowners can better understand their roofing warranty and ensure they take the necessary steps to maintain it effectively.

Common mistakes

  1. Incorrect Warranty Issue Date: Many homeowners fail to fill in the warranty issue date correctly. This date is crucial as it marks the beginning of the warranty period. Without it, the warranty may be considered invalid.

  2. Omitting Homeowner/Buyer Name: Some individuals neglect to provide their name or the name of the buyer. This omission can lead to confusion about who is entitled to the warranty benefits.

  3. Incomplete Project Address: Filling out the warranted project address incorrectly is a common mistake. An incomplete or inaccurate address can complicate claims and service requests.

  4. Failure to Sign: Homeowners sometimes forget to sign the form. A signature is necessary to validate the warranty. Without it, the warranty may not be enforceable.

  5. Not Notifying MCS Roofing Promptly: Some homeowners do not notify MCS Roofing quickly when problems arise. Delayed reporting can void the warranty, leaving homeowners responsible for repair costs.

  6. Ignoring Roof Cleaning Requirements: The warranty requires that the roof be cleaned every two years. Homeowners often overlook this condition, which can lead to the warranty being null and void if not adhered to.
